Mortgage Calculator
Enter your home loan amount, pick a term, and choose a verified lender APR — or type in a rate you were quoted. The calculator estimates your monthly principal-and-interest payment, total interest, and total cost.
Your result is followed by an automatic comparison of every mortgage lender that publishes a rate, ranked by true total cost using November 2026 verified figures.
How to use this calculator
- Enter the loan amount — the home price minus your down payment.
- Pick a term — 15, 20, or 30 years. Shorter terms mean far less interest paid.
- Choose an APR — select one of the verified November 2026 lender APRs, or choose Custom APR and enter a rate from your own quote.
- Press Calculate — see your monthly payment, total interest, and total cost, plus a lender comparison ranked by true total cost.
The payment formula
Mortgage payments follow the standard amortizing-loan formula:
M = P·r(1+r)n / ((1+r)n − 1)
where P is the loan amount, r is the monthly rate (APR ÷ 12), and n is the number of monthly payments (360 for a 30-year loan). The calculator and the comparison table both use APR — not the bare interest rate — so points and fees the lender disclosed are reflected in the comparison.
Worked example
A $400,000 mortgage at 6.772% APR (Navy Federal Credit Union's verified November 2026 rate) over 360 months:
- Monthly principal & interest: $2,600.24
- Total interest: $536,088.07
- Total cost: $936,088.07
Try the same inputs in the calculator — the result matches to the cent.
How our mortgage rates are verified
Rates are re-verified every month against each lender's own website. This cycle covers November 2026, checked on the lenders' pages on November 1, 2026.
Across the whole site, 20 of 29 products are officially verified and 9 are quote-required. Comparisons rank by true total cost (monthly payment × term + fees), never by headline rate. Lenders that publish no rate — currently Citi and PNC for mortgages — are labeled Quote required and never ranked on invented figures.
A note on advice
This calculator is educational and does not constitute financial advice. Published rates are starting example rates for the month shown; your actual offer will depend on your credit profile, down payment, and property.
Frequently asked questions
What is the lowest verified mortgage APR right now?
Among lenders that publish rates, the lowest verified 30-year fixed APR for November 2026 is 6.772% from Navy Federal Credit Union. Note that Navy Federal membership requires military affiliation.
Why does this calculator use APR instead of the interest rate?
APR includes points and certain fees on top of the interest rate, so it is the fairer number for comparing lenders. This calculator and its comparison table always use APR, not the bare interest rate.
Why are Citi and PNC not ranked?
Citi and PNC publish no advertised mortgage rates — they price through loan officers or personalized quotes. They are labeled quote required rather than ranked on an invented number.
Does this include property taxes and insurance?
No. The figures here cover principal and interest only. Property taxes, homeowners insurance, and private mortgage insurance can add several hundred dollars a month — budget for those separately.
Is the rate shown my guaranteed offer?
No. These are each lender's published example APRs for November 2026, checked on the lender's own website — not personalized offers. Your actual rate depends on your credit score, down payment, loan size, and lock period.
